Most builders offer a one-year warranty on the materials and workmanship of a new home. I'll come out during the 11th month and perform a full inspection before the builders warranty expires so that you don't have to go out of pocket for repairs of covered items.

I follow a comprehensive checklist and inspect for the following: water level; leaks; valves; main drains; grates and inlets; blockages; debris; staining and biological growth; heater and thermostat; adequate fencing and gate security; deck safety; electrical safety, switches, alarms, lighting, and more.

A foundation and framing inspection; a pre-drywall inspection to view the mechanical, electrical, and plumbing systems; and a final walkthrough before closing. More frequent inspections can be scheduled if desired.
